Two kinds of Maplewood basement
Postwar homes (1940s–1970s). Maplewood grew fast after World War II. It incorporated as a village in 1957 with about 14,200 residents, partly so that 3M's new research campus wouldn't be annexed by St. Paul. Many ramblers and split-levels from this era have concrete block basements. After 50 to 70 Minnesota winters, block walls are the ones that develop horizontal cracks and start bowing. Original drain tile from this era is often silted up or missing.
Newer homes (1980 onward). Mostly poured concrete. Expect shrinkage cracks, form-tie leaks, and settling at garages and porches more than bowing walls.
Water in Maplewood
The city counts more than 300 wetlands along with its lakes and streams. Low ground near wetlands and ponds tends to have wetter soil and higher groundwater, which means more pressure on basement walls in spring.
Battle Creek shows how fast water moves here. The Ramsey-Washington Metro Watershed District closed Battle Creek Park in 1978 because of severe erosion and dangerous flash flooding, and ran an erosion and flood control project through 1982. Maplewood also updated its floodplain rules in 2010 after FEMA restudied Ramsey County's floodplains.
